These comparisons draw on public product information, not hands-on testing of every tool. Source records identify available references and checks; missing evidence is marked. Buyer fit is an editorial assessment, not a measured performance score. How to use this research.
Real estate investment analysis software answers one question for each property: do the numbers meet the investor’s target? Residential investors use it to screen rentals, flips and BRRRR deals in minutes instead of building a new spreadsheet for every listing. Commercial analysts use it to model leases, recoveries, debt and valuation in a form that lenders and partners accept. Developers use it to set the price they can pay for land. Institutional teams use it to keep hundreds of underwriting models and comps in one shared record.
The nine products compared below cover all four uses, from free mobile calculators to enterprise valuation platforms. Product and pricing details were checked on each vendor’s own site in October 2026. Entries with dated source checks appear first, which records research readiness, not product quality.
Related pages cover real estate budgeting software and property management software.
Vendor details and trade-offs
DealCheck is a property analysis app for residential and small commercial investors, available on the web and on iOS and Android.
The calculators cover the common small-investor strategies. A rental calculator projects net operating income and cash flow for long-term rentals, BRRRR deals and Airbnb properties. A flipping calculator estimates rehab costs, profit and returns. A multi-family and commercial calculator builds rent rolls and per-unit metrics. Return figures include cap rate, cash-on-cash, ROI, ROE, IRR, gross rent multiplier, break-even ratio and debt coverage ratio, and long-term cash flow and profit projections can be viewed for any property.
Financing scenarios cover many loan structures, including creative financing. Sales and rental comps produce ARV and rent estimates. Property details and photos can be imported from public records and listings, and owner lookup is available. Custom purchase criteria screen properties automatically, and a side-by-side view compares deals. Reports can be shared as interactive pages or PDFs with custom branding, and a testimonial on the pricing page describes an agent using them to present properties to clients.
The pricing page lists a help portal with step-by-step guides, a glossary with the formula for each metric and live chat support seven days a week. Plans can be switched or cancelled at any time.
Potential strengths
- A free plan with every calculator lets new investors screen deals before paying
- Web, iOS and Android apps sync one account across devices
Trade-offs
- Paid plans differ mainly by limits on saved properties, photos, comps and templates
- Lease-by-lease commercial cash flows and partnership waterfalls are not described
- Product reference
- Pricing source
- Billing terms: Monthly, or yearly with three months free
- Source review: checked Oct 27, 2026

PropertyMetrics sells PMX Proforma, a browser-based commercial real estate modelling application, alongside PMX Publisher and online CRE courses. The pricing page states that the product runs on Mac, Windows and tablets without desktop installation, VPN or remote desktop.
The modelling scope is commercial. Users build lease-by-lease cash flows with rent steps, expense recoveries, expense groups and market leasing assumptions. Development costs, financing and loan draws can be added for ground-up or value-add projects. Analysis features include discounted cash flow and sensitivity analysis, debt sizing, coverage, value and return metrics, and partnership waterfalls with period-by-period distributions.
Output is designed for sharing. Users export branded PDF and Excel report packages, collaborate within a team and share read-only access at no charge.
Pricing is unusually open for commercial modelling software. The same functionality is sold monthly, quarterly or annually, and annual billing saves $258 a year against monthly. There is no required demo or implementation process, and plans can be cancelled at any time. Teams that need institutional portfolio valuation or benchmarking should compare the ARGUS products below.
Potential strengths
- Full access during the trial means a buyer can model a real property before paying
- Read-only sharing is free, so lenders or partners can review a model without a seat
Trade-offs
- The price is per product rather than per team, and the page does not describe multi-seat discounts
- No market data or comps are listed, so assumptions must come from the user
- Product reference

- Billing terms: Monthly, quarterly or annual

Mashvisor is a US real estate investment data and analysis platform with an emphasis on rental strategy.
The Lite plan analyses individual properties. It estimates long-term and Airbnb rental income and occupancy from the actual performance of rental comps in the neighbourhood, then projects cash-on-cash return and cap rate. A Mashvisor investment opportunity score summarises each property's potential, and short-term rental rules are summarised for more than 500 cities, including whether non-hosted rentals are allowed. Investors can customise one-time and recurring expenses, and the calculator recalculates cash flow and returns.
The Standard plan adds discovery. Users search for investment properties across US markets, view heatmaps of listing price, rental income, return and Airbnb occupancy by neighbourhood, compare cities with a Smart Property Finder and compare up to four properties side by side. The Professional plan adds multifamily listings for up to three requested cities, more exports, property PDFs, foreclosure filters, an agent and property manager CRM and client outreach campaigns.
The FAQ lists data sources including the MLS, Zillow, Rentometer, Airbnb.com and the Census Bureau, mostly updated daily, and states coverage of 95% of US markets. An Enterprise tier provides raw data, up to 10 years of history, API access and bulk downloads on a quoted basis.
Potential strengths
- Market heatmaps and neighbourhood analytics help investors choose where to buy, not only which property
- Expenses can be customised so returns recalculate on the investor's own assumptions
Trade-offs
- No monthly plan is listed and the FAQ states that refunds are not offered
- Investment opportunity scores come from proprietary machine-learning models whose method is not published
- Product reference
- Pricing source
- Billing terms: Annual or quarterly; no refunds
- Source review: checked Oct 27, 2026

ARGUS Enterprise is Altus Group's commercial property valuation and cash flow forecasting software. It is now sold as part of the ARGUS Intelligence Platform, together with ARGUS Asset Manager, Portfolio Manager and Assist. Altus states more than 30 years of ARGUS development and use in more than 100 countries.
The cash flow engine models income lease by lease for office, industrial, retail, multifamily and other lease types, with market leasing assumptions for new, vacant and renewing space. Valuation methods include discounted cash flow, traditional capitalisation, hardcore, term and reversion and initial yield, with detailed yield assumptions such as discount rates.
Scenario and risk tools run what-if analysis, best-case and worst-case comparisons and sensitivity tests on yields, growth rates and other assumptions, across single assets or portfolios. Budgets can be prepared with prior-year and actual figures visible, and the product integrates with property management systems for reforecasting. More than 40 standard reports can be configured and exported. Asset-level results flow into portfolio management and market benchmarking elsewhere in the platform.
The cloud version runs in Firefox, Chrome or Edge. Altus lists ISO/IEC 27001 certification and a SOC 2 Type II audit, with documents in its Trust Center. For development feasibility Altus sells ARGUS EstateMaster, covered next.
Potential strengths
- Lease-level modelling covers new, vacant and renewing space across major property types
- Results feed ARGUS portfolio management and benchmarking in the same platform
Trade-offs
- No price is published and subscription tiers depend on the number of assets
- The cloud version does not support Safari, and legacy on-premise versions need a Windows emulator on a Mac
- Product reference
- Product documentation
- Billing terms: Tiered, asset-based subscription
- Source review: checked Oct 27, 2026
- Vendor confirmation: not confirmed
ARGUS EstateMaster is Altus Group's property development feasibility, budgeting and cash flow forecasting product. The vendor describes it as suitable for land subdivision, residential, commercial, retail, industrial, build-to-sell and build-to-rent projects.
The workflow on the product page runs in six steps. Users build a feasibility from cost, revenue and funding assumptions, then calculate the residual land value of the site to find the acquisition price that meets target returns. They model and compare scenarios to find the highest and best use. After approval, the same model tracks the project budget, imports actuals from accounting, reforecasts the balance and tracks indicators against several budgets. More than 100 reports cover projects and portfolios for internal and investor use.
Risk assessment sensitises costs, revenues, timing and interest rates to show their effect on returns. Funding models cover flexible debt, equity and joint venture structures to estimate capital requirements and investor returns.
Integration modules import costs and revenues from accounting systems, including Xero, QuickBooks, MYOB, Workbench and MRI Project Cost, and sales data from Salesforce or Propertybase. The trial gives access to Development Feasibility, Development Management and Corporate Consolidation modules. Altus explains that EstateMaster uses a flexible spreadsheet-style interface, while ARGUS Developer suits multi-stage projects with complex funding.
Potential strengths
- Covers the project from first appraisal through monitoring, with 100+ reports
- Integration modules import actuals from Xero, QuickBooks, MYOB and MRI Project Cost and sales data from Salesforce
Trade-offs
- No price is published
- Altus sells a second development product, ARGUS Developer, so buyers must work out which one fits their projects
- Product reference
- Product documentation
- Billing terms: Subscription; multi-year discounts
- Source review: checked Oct 27, 2026

Rehab Valuator is deal analysis and project management software for residential investors. Its pages organise the product by strategy (wholesaling, fix and flip, BRRRR, ground-up development and commercial real estate) and by role, from new investors to developers.
The free Lite plan includes a max offer calculator and deal analysis for wholesale, rehab and flip, rehab and rent, BRRRR and new development deals, with phone and email support and video tutorials. Paid plans add owner and property data, comparable sales and rental comps, and an instant ARV calculator.
What sets the paid plans apart is the work after analysis. Wholesalers can produce one-page marketing flyers and full sales presentations for buyers. Investors raising money can create one-page funding proposals and full presentations for lenders that show the lender's return. Rehab and new construction budgets, scope-of-work sheets for contractors and bid entry support the build phase. Project management, a mini-accounting system for each project and real-time tracking of actual versus budget follow the job through to a post-project summary.
Premium covers one user, and Pro covers up to six. Yearly billing saves more than 30% on Premium and more than 25% on Pro, according to the pricing page. Both carry a 30-day money-back guarantee.
Potential strengths
- The free Lite plan includes a max offer calculator and deal analysis for every strategy
- Paid plans track actual spend against the rehab budget in real time
Trade-offs
- Comps, owner data and funding presentations require a paid plan
- Premium and Pro list the same features, and teams larger than six users are not covered by a published plan
- Product reference
- Pricing source
- Billing terms: Monthly or yearly
- Source review: checked Oct 27, 2026

FlipperForce is software for fix-and-flip, BRRRR, new construction and wholesaling investors. It covers business management, deal analysis, project management, accounting and job site work in one system. The vendor states more than 3,000 investors as users and monthly releases since 2018.
Deal analysis includes comps, a flip analyzer, a BRRRR analyzer, rehab cost estimating and investor reports. The product links each step of a job. A rehab estimate builds the project budget, receipts land in budget categories, and the budget-versus-actual report shows where the project stands. An AI receipt analyzer and expense importer handle cost entry. Schedules, tasks, a calendar and materials lists cover project management, and a mobile app records progress and photos for field teams.
Every plan includes the same features. The Solo plan covers one user with 50 leads and projects. Teams adds five users, 100 leads and projects, a team task manager, user permissions, activity logs, public API access and a data import with 30 minutes of training. Business removes user and project limits and adds custom branding and up to four hours of team training.
Yearly billing saves 25%, and plans can be changed at any time with pro-rated billing.
Potential strengths
- Receipts can be imported and categorised by AI into project budgets
- A field mobile app records photos and progress updates from the job site
Trade-offs
- Solo is capped at 50 leads and projects
- Investors who only screen rentals may not use the project and accounting features they pay for

Dealpath is deal management software for institutional real estate investors. It covers acquisitions, dispositions, development and debt origination. The vendor states more than 300 firms as customers and more than $10 trillion in transactions on the platform.
The platform stores the firm's deal record from sourcing to close. Market tracking builds a proprietary comps database from listings captured through AI data extraction, bulk imports and broker feeds. Dealpath Connect, a private listings exchange, sends opportunities from brokerages such as JLL, CBRE and Cushman & Wakefield into the pipeline for screening with AI-recommended comps. A shared pipeline view filters deals by region, stage, property type and market. Deal execution features compare underwriting models to see which deals pencil, and they manage due diligence tasks, documents and approvals for investment committee decisions.
Reporting covers pipeline, critical date, closed deal, regional and budget-versus-actual reports. Dealpath AI screens deals, creates tear sheets and answers pipeline questions, and an MCP connection brings the data to outside AI tools. Integrations include Esri, CompStak, Microsoft Office, Box, Dropbox and Okta.
The Enterprise plan adds investor reporting, business intelligence, asset management integration, an open API and sandbox environments. Implementation typically takes six to eight weeks. Dealpath states that each client owns its data and that the data is not used to train a large language model.
Potential strengths
- Implementation and ongoing configuration are led by Dealpath, with a dedicated customer success manager
- An MCP connection lets Claude, ChatGPT or Copilot query the firm's deal data
Trade-offs
- Built for collaborative teams, so solo investors fall below the typical five-user minimum
- No plan prices are published, and implementation typically takes six to eight weeks
- Product reference

- Billing terms: Not recorded
- Source review: checked Oct 27, 2026

Archer is a multifamily underwriting, parsing and comps platform for investors, brokers, lenders and property managers. Its headline feature is document automation: the vendor states that rent rolls and T12 operating statements are parsed in under ten seconds, and that a firm's own underwriting model is loaded in about a minute.
An Excel integration captures key parsing and underwriting details and saves them to the firm's own data cloud, building a proprietary data set over time. Market strategy and deal sourcing tools apply Archer's market analysis and models to find target markets and deals. A deal pipeline tracks opportunities from sourcing through underwriting.
The solutions pages describe different uses by role. Investors get end-to-end investment analysis and deal management for the team. Brokers identify on-market and off-market deals and generate broker opinions of value automatically. Lenders spread financials into their own template and monitor portfolios. Property managers build budgets, reforecasts and owner reporting from the same parsed financials.
Pricing starts with an annual platform fee. Buyers then choose usage pricing, which scales with deals analysed and suits asset management or servicing teams, deal pricing, which scales with deals closed and suits acquisitions or brokerage teams, or an unlimited annual fixed fee. Core modules are parsing, underwriting, comps and pipeline.
Potential strengths
- Keeps the firm's existing Excel model rather than replacing it
- Modular purchase lets teams add asset management, loan servicing or deal sourcing
Trade-offs
- Focused on multifamily, so other asset types are not described
- The final price depends on several factors and needs a custom proposal
- Product reference
- Pricing source
- Billing terms: Annual platform fee plus chosen usage option
- Source review: checked Oct 27, 2026
- Vendor confirmation: not confirmed
Frequently asked questions
What is real estate investment analysis software?
Real estate investment analysis software calculates whether a property or project meets an investor's return targets. It combines purchase price, income, operating costs, renovation or construction costs and financing to produce figures such as cap rate, cash-on-cash return, IRR, equity multiple and residual land value. Residential tools focus on rentals and flips. Commercial tools model leases and valuations. Institutional platforms manage the pipeline of deals being underwritten.
How much does real estate investment analysis software cost?
In October 2026 DealCheck offered a free plan and paid plans at $10 and $20 a month. Rehab Valuator charged $49 or $99 a month, Mashvisor $49.99 to $99.99 a month on annual billing, FlipperForce $79 to $499 a month and PropertyMetrics $129 a month or $1,290 a year. ARGUS Enterprise, ARGUS EstateMaster and Dealpath quote on request, and Archer quotes a custom proposal.
Which tools work for rental property analysis?
DealCheck and Mashvisor are built around rental analysis. DealCheck calculates cash flow and returns for long-term rentals, BRRRR deals and Airbnb properties. Mashvisor estimates traditional and Airbnb rental income from neighbourhood comps and adds market heatmaps and short-term rental rules. Rehab Valuator and FlipperForce include BRRRR analysis where a rental follows a renovation.
Which tools handle fix-and-flip analysis?
DealCheck, Rehab Valuator and FlipperForce all document flip analysis with rehab costs and profit. Rehab Valuator and FlipperForce continue past the analysis into rehab budgets, scope of work, project management and tracking of actual spend against budget. Rehab Valuator also builds funding proposals for lenders.
Is there an alternative to ARGUS for commercial modelling?
PropertyMetrics PMX Proforma documents lease-by-lease cash flows, recoveries, DCF and sensitivity analysis, debt sizing and partnership waterfalls at a published price of $129 a month. ARGUS Enterprise adds institutional portfolio management, benchmarking and a wider range of valuation methods. PropertyMetrics publishes its price and offers a 7-day trial, while ARGUS pricing is quoted on request.
What software analyses development deals?
ARGUS EstateMaster documents development feasibility, residual land value, scenario comparison, funding structures and budget tracking after approval. PropertyMetrics models development costs, financing and loan draws. Rehab Valuator and FlipperForce cover residential new construction alongside rehabs. Dealpath tracks development deals through the pipeline but is not a feasibility model.
What is the difference between deal analysis and deal management software?
Deal analysis software calculates returns for one property. Deal management software, such as Dealpath and Archer, organises the many deals a firm reviews: it captures listings and comps, parses financial documents, compares underwriting models and records approvals. Archer, for example, loads parsed financials into the firm's own Excel underwriting model rather than replacing it.
